A light industrial proposal in Walnut Grove has been given final approval by Langley Township council.

The property, at 20327 96 Ave., is adjacent to a residential development, yet drew only one submission at a rezoning public hearing on March 9.

Jim Doerr, of Chelsea Green, said he had “excellent assistance” from Township planning staff on his inquiries, and consultation by the developer of the industrial proposal, with residents of Chelsea Green, had “been most appreciated.”

Doerr said he bought his home in 1994, knowing that at some time the adjacent property would be developed as light industrial.

He was pleased with the walking trails and landscaping between the project and Chelsea Green.

He was concerned however for the future maintenance of the trails, and noise from the site. At Chelsea Green, window air conditioners are not permitted at the 224-unit Chelsea Green, to reduce noise, so open windows during hot weather are essential. Doerr asked that a restrictive covenant be registered on the project, to prevent noise after 8 p.m., until 8 a.m.

The company, 96 Avenue Development Group, proposes a four-lot industrial-commercial subdivision at 20327 96 Ave. Glen Froese, of Krahn Engineering, told council his client has spent several years in planning the subdivision.

In compliance with the Northwest Community Plan, a 10-metre wide landscaped buffer/trail is proposed between the development, and the Chelsea Green residences to the east.

The proposal complies with the community plan and the light industrial designation, and the property is also designated Development Permit Area A, to allow council the opportunity to review the form, character and siting of proposed buildings and developments.

On Monday, council voted unanimously to adopt the rezoning bylaw, and to issue a development permit for the project.
